    Eligibility Requirements

    Down Payment: A minimum of 10% of the purchase price is required at closing, funded from your own capital or a documented capital partner. Gift funds and unsecured borrowed funds are not eligible for the down payment. Larger down payments (15% to 20%) unlock better interest rates and origination pricing.
    Property Types: Eligible properties include single-family residences, duplexes, triplexes, four-unit buildings, townhomes, and warrantable condos. The property must be non-owner-occupied and intended for renovation and resale or refinance. Raw land and ground-up construction are not eligible under this program.
    Renovation Scope of Work: A detailed scope of work with line-item costs must be submitted at application. The renovation plan should be prepared by or reviewed with a licensed general contractor. We accept renovations ranging from cosmetic updates to full gut rehabilitations, provided the total project stays within our maximum ARV guidelines.
    Real Estate Experience: First-time flippers are welcome, though borrowers with no prior flipping experience may face slightly higher rates or lower maximum leverage.
